Harpeth-adjacent Pulte community. Floodplain drainage, low-spot standing water, and new-construction clay compaction together.
Berry Farms & Lockwood Glen (37064)
South Franklin’s newest construction — the worst soil compaction in the county. Twice-yearly aeration for the first three to five years, no shortcuts.
Cool Springs & McEwen (37067)
The I-65 corporate corridor. Commuter households where scheduling reliability matters more than any other factor.
Historic Downtown Franklin (37064)
Deep front yards, century trees, design review, and no equipment staging room around Main Street, the Carter House and Carnton. Careful, quiet work.
Laurelbrooke & Legends Ridge (37069)
Gated estate lots, irrigation systems, acreage pricing, and irrigation coordination built into the disease plan.
